The 10 best tools and sites for comparing commercial financing in Quebec

Published 5 min read

Ten tools help you find your bearings: calculators, government program directories, comparison sites and market data. None replaces a lender. We scored them on the same published criteria, PMECAP included, from pages consulted on October 13, 2026. Calculators give an overview, never an offer.

Disclosure
PMECAP appears in this ranking. We assessed it with the same criteria as every other entry, published below.

How we ranked

PMECAP wrote this ranking and appears in it. The same criteria apply to every tool, including ours.

Each tool receives a score out of 100 based on five criteria.

  • Usefulness for commercial real estate: 30 points
  • Transparency, cost and posted disclaimers: 25 points
  • Reliability of the publisher: 20 points
  • Ease of use: 15 points
  • Coverage of Quebec: 10 points

We read each tool's page on October 13, 2026, without entering personal data. We compare no calculation results.

An online tool gives an order of magnitude, never a decision. Calculators use public formulas: payment, loan-to-value ratio and debt service coverage ratio. Directories instead show where to look for aid. These tools are of different kinds. The score therefore measures their usefulness for a commercial real estate project, not their technical quality. A well-scored tool may not suit your situation.

1. LendCity commercial mortgage calculator (score 81/100)

According to the tool's page, you enter property value, down payment, net operating income, rate and amortization. The tool calculates the monthly payment, the loan-to-value ratio, annual debt service and the debt service coverage ratio. The page states the result is an overview, not an offer. Limit: the calculation does not include the CMHC premium.

2. BDC business loan calculator (score 79/100)

According to BDC, the calculator shows total payments, total interest and a monthly amortization schedule. It asks for the loan amount, annual rate and term in months. BDC states the results are for illustration only and that BDC did not write the tool. Limit: it is a general business loan calculator, not designed for commercial real estate.

3. Find financial aid, Québec.ca (score 77/100)

According to the Entreprises page on Québec.ca, the "Rechercher des aides financières aux entreprises" feature finds calls for projects and financial aid. It is the government entry point for spotting Quebec programs. Limit: the page does not say which programs apply to buying a building.

4. Business Benefits Finder, Canada (score 75/100)

According to Innovation Canada, this tool produces a tailored list of government support available to a business. Saving a profile lets you receive notices about new opportunities. Limit: the page names no specific program, and the tool does not show lender offers.

5. PMECAP, financing comparison (score 72/100)

PMECAP is a free comparison site. It explains six financing families and publishes 54 guides. It forwards your form to a mortgage brokerage firm registered with the AMF. It also offers profiles for 100 municipalities. Real limit: PMECAP shows no rates, does not lend and does not review files itself. It helps you find your bearings and send a request.

6. Lender map, Canada Small Business Financing Program (score 70/100)

According to the program's site, you can reach a participating lender through the lender map, or ask your financial institution. The program shares risk with lenders, who make the loans. Limit: the page does not state the amounts available for real property.

7. Mortgage tools, Financial Consumer Agency of Canada (score 66/100)

According to the Agency, its Mortgage Qualifier Tool assesses whether you can qualify based on the property, income and expenses. Its Mortgage Calculator builds a payment schedule and shows the effect of prepayments. Limit: the page does not say these tools suit a commercial building.

8. HelloSafe commercial loan comparison (score 63/100)

According to HelloSafe, its free online tool compares commercial loan offers in Quebec. It promises results "in a few seconds." The site says its guides, comparison tools and calculators are free. Limit: the page does not explain how the site is paid or which lenders are included.

9. CMHC Housing Market Information Portal (score 58/100)

According to CMHC, this free portal provides the latest Canadian housing market data. CMHC also publishes a rental market report and a residential mortgage industry data dashboard. Limit: this is market data, not a tool for comparing financing offers.

10. Business financing providers visualization tool, Statistics Canada (score 52/100)

According to Statistics Canada, the tool presents information from a semiannual survey of business financing providers. It covers banks, credit unions, financing companies and insurance companies. Limit: the data are aggregated, with no offer for a specific project.

How to choose

  • To estimate a payment, use a calculator and note its limits.
  • To find programs, go through the government directories.
  • To compare offers, demand written terms from each lender.
  • For a specific application, have a professional validate the numbers.

No tool replaces a lender's review. The Commercial guides on PMECAP explain the ratios these calculators display. Read them before you run a calculation, so that each figure you enter has a source. A lender will ask for the same documents: leases, expenses and tax accounts. Gathering them early also makes any online estimate more realistic.

Keep the same numbers from one tool to the next. If the result changes a lot, check the rate, amortization and down payment you entered. A gap almost always comes from different input, rarely from the tool. Also note the date of each result. A payment calculated today will change when the rate changes. Save your inputs and rerun the calculation before you discuss terms with a lender. Finally, keep a copy of each disclaimer you read. It tells you what the tool leaves out. Treat any gap between two tools as a question to ask, not as an answer. Lenders publish their own criteria, and those criteria prevail over any online estimate.

FAQ

Does a calculator give the real payment?

No. The tools reviewed state that the result is an overview. The lender sets the actual terms.

Is PMECAP neutral in this ranking?

PMECAP wrote it and says so. It is scored like the other tools and does not rank first.

Do home mortgage tools work for a commercial building?

Not necessarily. A commercial building is judged on its net operating income, which those tools do not always cover.

Are all these tools free?

The pages reviewed present them as free or show no price. Check the terms before sharing your data.
