Each condition takes time to clear. Start as soon as the offer arrives.

Who obtains what

  • The appraisal: ordered by the lender
  • Insurance: arranged by you
  • The location certificate: supplied by the seller
  • Leases: handed over by the seller
  • Taxes: confirmed by the municipality

The condition that delays most

The location certificate is often missing. Producing a new one takes several weeks.

Signing day

The notary confirms every condition is cleared before receiving the funds.

Insurance, the easiest condition to forget

The lender must be named on the policy, with the right amount.

A policy in the seller’s name is not enough on signing day.

Arrange yours a week ahead, not the day before.
