The purchase offer or deed of sale
The location certificate
Leases and the rent roll
On the property
- The purchase offer or deed of sale
- The location certificate
- Leases and the rent roll
- Income and expenses for two years
- The tax account
- The municipal assessment
On you
- Your personal balance sheet
- Your last two notices of assessment
- Your last two tax returns
- Bank statements for the last three months
- Financial statements for your companies
- Valid identification
How to organize the documents
Separate what concerns the property from what concerns you. Lenders read them separately.
Name each document clearly. A disorganized submission slows the review.
What expires quickly
- Bank statements, valid thirty days
- The rent roll, redone if a lease changes
- Proof of down payment, to be refreshed
- The personal balance sheet, under three months old
What you need not provide
No lender needs your banking passwords. Provide statements, never access.
Time to prepare
Allow a week to gather your personal documents.
Allow two to three weeks for the seller’s.
Start with the slowest to obtain, not the easiest.
